Guest Access:
Guests have access to the 4 cabins included in this reservation, the outdoor gathering areas, the open lawn, and the private Blanco River frontage.
The property is gated and there is a large hill down to the lower cabins. River Ryder requires climbing a few stairs from the parking area. The Jameson and B’s Bunkhouse each have two stairs to access the deck and front door. The LH7 is located toward the top of the hill and does not require stairs for entry.
Guests have access to the outdoor areas between the cabins and the river during their stay. Any locked owner closets, storage areas, or maintenance spaces are not available for guest use.
The Neighborhood:
This property is located just outside the city limits of Kyle, Texas, along the Blanco River. Guests can enjoy a peaceful Hill Country setting while staying close to wedding venues, restaurants, shopping, river activities, and nearby towns like Wimberley, San Marcos, New Braunfels, and Austin.
This property has neighbors and we ask all guests to be respectful of neighbors’ spaces, quiet hours, and parking.
Getting Around:
We recommend a personal vehicle for getting around the area.
Uber and Lyft may be available, but they are not always reliable in this area, especially for larger groups or later evening transportation. A car is the best option for visiting nearby venues, restaurants, shopping, and attractions.
Other Things to Note:
• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.
• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.
• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.
• Age: All guests must be 18+ with the exception of children with their parents.
• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.
• Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.
• Pets are not permitted on the furniture. If you leave the house, please kennel your pet or take it with you. Any damage caused by your pet will result in additional charges for repairs. Pets are not allowed in the home while wet. Please respect the rules mentioned above. We love dogs, but we also want to ensure our home remains clean for future guests. If you agree to these terms, we will send you a payment request for the non-refundable pet fee.
• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/late checkouts. Please message us for more details.

• Smoking, of any kind, is strictly forbidden on the entire property — inside & outside, and all trash needs to be properly disposed of.
• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.
• We can host a maximum of 22 guests, including all adults, children & infants. For safety, fire, and insurance reasons, we cannot hold any additional guests.
• All amenities including outdoor furniture, WiFi, appliances, and other property features are fully inspected prior to every check-in; however, we cannot guarantee their working condition during stays.
• We do not offer rescheduled stays or refunds on cancellations outside of the booking platform's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose not to purchase travel insurance can be a burden; however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
• Please note that we’re using residential refrigerators, which can take several hours to cool, especially if fully stocked.
• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel levels as outlined per City/County Ordinance.
Interaction with Guests:
Guests will receive detailed communication after booking including directions, digital manual, and recommendations. We also utilize smart locks with automated codes, but we have a great team available 24/7 who can assist should anything come up! All communication should stay in the booking platforms messaging feature before and during the stay.
